After the success of our 4th floor fit out design, the landlord client CBRE contracted us to produce a Cat A+ design for the 2nd floor within the same building. This space, at 8,579 sq ft, was slightly larger than the 4th floor and had the added benefit of being level with the famous Maarten Baas called the “Real Time” clock installation on the exterior of the building.

The client wanted us to retain a similar homey feel to the design with a few changes to the colour palette to differentiate from the other floor. We used muted natural green tones as a base and added in some complementary terracotta tones in the reception and breakout areas. The main reception was kept open to maintain the view of the external clock from the entrance, with a visitor waiting and refreshments area overlooking this feature. The main boardroom was also located to the front of the space to give the best views on Eastbourne Terrace and Paddington Station.

Elsewhere on the floor, we gave space to the open plan desking along the façade to make use of the natural daylight and views out, keeping a variety of meeting rooms and private offices inboard. The breakout space runs across the rear of the central meeting room core to give a bit of privacy and acoustic break from the desking area. The breakout space consists of 3 zones, with a collaboration working area with large communal table and semi private high sided work booths, a T point with bar and seating in the middle, then a social space with reconfigurable bleacher seating and a large tv for presentations. This area can be divided off from the rest of the space with curtains or opened up to all 3 breakout zones for a town hall event.

Tucked away amongst the cellular core are several phone booths for 1-2 people with a mix of high or low desk settings to support a range of work needs. There are also comms room, store rooms, lockers, print zones, and plenty of built in storage cupboards and retention of the exposed services ceiling that is a feature throughout the building.

Overall, the space provides a welcoming, move in ready modern office that the agent is able to market to a variety of tenants.
