50 Eastbourne Terrace is a mixed use complex, with restaurant at café space at ground floor level, office space above and residential terraces to the rear. The office floors were fitted out to a CAT A standard, with an exposed ceiling and raised access floor. CBRE, the landlord for the building wanted to enhance their offering to tenants to help let the remaining spaces. Along with their agents, they wanted to create a CAT A+ space that felt a bit different to others on the market, with a softer more hospitality look and feel. work.place.create. designed a space that would give all the required amenities to a potential incoming tenant; mix of meeting room sizes, including divisible boardroom, T-point and breakout space, collaborative areas, phone booths, reception visitor waiting area, social space plus comms room and stores.

All furniture was supplied to the space with sit stand desking making most use of the daylight and street views over Paddington station toward the external façade. We also worked with the contractor to re-use and reposition as much of the existing ceiling mesh rafts a possible to maintain the overall design aesthetic of the office floor throughout the building.

By the time the fit out was under construction, a tenant had been secured, so work.place.create helped to adjust some elements of the layout and furniture to suit the tenant’s precise needs. Elements such as signage, artwork and AV installations were to be undertaken by the client direct after they moved in.
