Howick Place

The commercial office building at 5 Howick Place was originally developed to a high level of interior finish and appealed to numerous occupiers upon its opening. However, as Occupier demands have changed and tenants moved locations, it was important that the building was repositioned in order to deliver a high quality workspace for commercial tenants, that would appeal both in the current market and also in the future. work.place.create. were given the task of designing a refurbishment package for Howick Place in order to create a next generation commercial workplace that would be able to compete with the new developments recently constructed within the competitive Victoria market place.

The main focus of the project was the strip out and refit of the third floor office space to a CAT A finish using SAS International SAS200 feature mesh raft ceilings. The combination of mesh ceiling rafts with exposed soffit and LED profile light fittings created a lovely quality of light on this floor and the whole space gives a really welcoming feeling for future tenants to enjoy. This design will now form the blueprint for future CAT A refits on other floors within the building.

work.place.create. designed a new business lounge seating area for the main building reception with refreshment area to bring it more in line with other modern office arrival spaces. The existing cycle parking area was down a long winding basement corridor with no signage to locate the showers or drying room. work.place.create. added new lockers, repainted floors and injected some much needed colour with new way finding graphics highlighting all the basement facilities, including a handy bike repair station, making the whole basement much more user friendly and attractive to new tenants. Additional cycle parking was added to the car park to further support green travel to the building and go above and beyond BCO recommendations. We also designed upgrades to the roof terrace with new planters to denote public and private tenant space and upgrade to the core WC’s.
